Permit Not Required
• Sheds less than 12 ft. x 12 ft. in any direction, only on Residential properties. Moreover, there is a maximum number and a maximum cumulative area of all accessory structures. Contact Chrystal Howard at chrystal.howard@gastonianc.gov to discuss applicable regulations for your property.
Permits Required
• All Commercial Sheds or Detached Accessory
• Detached acessory structures (i.e, sheds, barns, buildings, carports, garages) over 12 ft. x 12 ft. in any direction for Residential.
• Detached Garages for Commercial and Residential, any size, including metal structures
When a permit is not required due the size, they must be placed 5 ft. off the property line (15 ft abutting a street) and from any other structures on the property. If other storage buildings are on the property, you will need to contact Zoning Department at planning@cityofgatonia.com to make sure you do not exceed the allowed number in sq. ft. for accessory structures according to Unified Development Ordinance regulations.
Submittal Requirement (will be needed before starting application on-line)
You will be prompted to upload required documents:
- Sketch of Property, or site plan, showing all structures on property, including proposed structure, property lines and distances from proposed structure. (Commercial and Residential)
- Commercial Accessory Structures may need Site Plan approval before a permit can be issued. Please contact planning@cityofgastonia.com.
When applying for permit on portal – things to know:
- Describe work being done in Step 1 -
- Application Type to Select is Zoning-Construction/Developement
- Include size of structure and any other information that will be helpful to know to help with the review process
- Upload Documents Step 7 - Must upload a plot plan, see description above and building plans.
